Construction method & materials

Cladding and structure shift the rate more than almost anything else. For a like-for-like finish, lightweight weatherboard sits below brick veneer, and full or double brick adds more again — before concrete and material price movements are counted.

Site & slope

A steep or constrained block needs excavation, retaining and extra footings, plus harder access for trades. It’s the single biggest cost a calculator can’t see — and the most common source of budget blowouts.

Finish level

Fixtures, joinery and fit-out are roughly a quarter of the build. Moving from a standard to a premium specification adds the most cost per dollar of any single choice you’ll make.

Location

Capital-city labour, freight and compliance cost more than regional areas. The calculator adjusts for your city, but local trade availability and demand still move the final number.

A standard 3-bedroom home of around 150 m² typically runs $360,000–$540,000 at a standard finish, more for high finishes, a second storey or premium fixtures. Single-storey, simple footprints on flat blocks sit at the lower end.
How much does it cost to build a 4-bedroom house in Australia?
A standard 4-bedroom home of around 220 m² typically runs $530,000–$790,000 at a standard finish, rising to roughly $790,000–$1.07M for a high-standard build. Double-storey designs, premium fixtures, sloping sites and capital-city locations push this higher.
How much does it cost to build a two-storey house?
Two-storey homes usually cost 10–20% more per m² than single-storey — the extra structure, stairs and access add up — but they make better use of a smaller or pricier block. A ~300 m² double-storey home commonly runs $850,000–$1.5M depending on finish and site.
How much does a house extension or second-storey addition cost?
Extensions, renovations and second-storey additions are priced on scope rather than a flat rate — connecting to the existing structure, matching finishes, access and structural upgrades all move the figure. As a rough guide, ground-floor extensions often run $2,500–$4,500+ per m² and second-storey additions $3,500–$6,000+ per m² for the extra structural work, but the only reliable number comes from pricing your actual plans. How much does it cost to rebuild a house (for insurance)?
A rebuild cost is what it would take to demolish and rebuild your existing home to the same standard — including demolition, debris removal, professional fees and current-code upgrades — which is why it often differs from market value or your original build price. A quantity surveyor can prepare a rebuild cost assessment so you’re neither under- nor over-insured.
Is it cheaper to build or buy a house in Australia?
It depends on land price and location. In tightly priced capital-city suburbs, buying established is often faster and more certain. In regional areas and outer suburbs, building to your own brief can be better value — and you pay stamp duty only on the land, plus possible first-home grants. Building carries site, design, approval and construction-period costs, so the right call comes down to your block and budget.
What is the most expensive part of building a house?
Usually the structure and framing (slab, footings, frame and roof) — often 30–50% of the build once site works are included — followed by finishes and fit-out at around 25–30%, then services. Site works on sloping or reactive ground are the single biggest source of cost blowouts, which is why they should be measured, not assumed.
Can I build a house for $300,000 in Australia?
It’s tight in 2026. At roughly $2,400/m² that’s about a 125 m² home — a small, single-storey, standard-finish or project-home design, most achievable in regional areas on a flat block. What’s the cheapest way to build a house?
Keep it single-storey with a simple rectangular footprint, choose a project-home or volume design, hold finishes to standard, use lightweight cladding, and build on a flat block with minimal site works. Every complication — slope, second storey, custom design, premium finishes, difficult access — adds cost, so the savings come from the plan, not from cutting corners on quality. Government energy-efficiency rebates can also offset the cost of solar, efficient HVAC and lighting.
